Industry: Commercial Real Estate / Property Management

Benefits: This position is eligible for medical, dental, vision and 401(k) based on the employer's policies.

About Our Client:

Addison Group is hiring on behalf of our client for a Commercial Property Manager to oversee a portfolio of commercial real estate properties on behalf of third-party ownership groups. The portfolio includes office buildings, medical office spaces, retail properties, and owners' associations. This individual will be responsible for property operations, financial performance, vendor management, and tenant relations while supporting ownership objectives and maintaining asset value.

Job Description:

The Commercial Property Manager will oversee the daily operations and financial performance of a multi-property portfolio. This role requires experience managing commercial real estate assets, preparing budgets and financial reports, administering leases, and coordinating maintenance and capital improvement projects. The ideal candidate will build strong relationships with property owners, tenants, vendors, and internal teams while ensuring properties operate efficiently and meet established financial and operational goals.

Key Responsibilities:

  • Oversee the day-to-day management of a commercial portfolio consisting of office, medical office, retail, and association properties.
  • Manage property performance in accordance with ownership goals, investment strategies, and established business plans.
  • Maintain compliance with property management agreements, owner requirements, approval procedures, and reporting deadlines.
  • Support new client onboarding and portfolio transitions to facilitate an effective transfer of property operations.
  • Serve as the primary contact for property owners, communicating financial results, operational concerns, risks, and recommendations.
  • Coordinate building maintenance, repairs, renovations, and facility preservation within approved budgets.
  • Manage vendor selection, contract services, competitive bidding, insurance requirements, and service quality.
  • Oversee maintenance personnel, including work order prioritization, scheduling, response times, and accurate labor allocation.
  • Develop annual operating budgets, conduct quarterly forecasts, and prepare monthly financial variance reports.
  • Prepare financial statements, management reports, annual plans, and other reporting materials for ownership.
  • Monitor property income and expenses to support net operating income targets and overall financial performance.
  • Oversee rent collection, delinquent accounts, tenant billing, common area maintenance (CAM) charges, and association assessments.
  • Review and approve purchase orders, work orders, and invoices within established authorization limits.
  • Manage accounts payable and receivable activities, operating accounts, reserve accounts, and CAM reconciliations.
  • Maintain accurate lease files, track lease requirements, and support enforcement of lease provisions on behalf of ownership.
  • Build and maintain positive tenant relationships to support retention, lease renewals, and occupancy.
  • Identify building safety concerns, deferred maintenance, insurance exposures, and other property risks, recommending corrective actions.
  • Coordinate tenant improvement and capital projects, monitoring budgets, owner approvals, project timelines, and progress reporting.
  • Supervise staff and service providers to maintain operational standards and consistent service delivery.

Qualifications:

  • 3–5 years of progressively responsible commercial property management experience, preferably with office, medical office, or mixed-use properties.
  • Experience managing commercial budgets, financial reporting, tenant relations, vendor contracts, and capital improvement projects.
  • Demonstrated ability to prepare operating budgets, analyze financial variances, complete reconciliations, and develop management reports.
  • Knowledge of lease administration, operating expense recoveries, CAM reconciliations, and tenant obligations.
  • Familiarity with commercial building systems, maintenance operations, safety requirements, and construction terminology.
  • Experience overseeing employees, vendors, and contracted service providers.
  • Proficiency in Microsoft Office, including Outlook, Excel, Word, and PowerPoint.
  • MRI property management or accounting software experience strongly preferred; familiarity with Yardi, Angus, or AvidXchange is beneficial.
  • Strong organizational, analytical, problem-solving, and time management skills.
  • Excellent written and verbal communication skills with the ability to work effectively with ownership groups, tenants, vendors, and internal teams.
  • Strong customer service skills, attention to detail, and the ability to manage competing priorities independently.
  • Ability to exercise sound judgment when resolving operational issues and making property-related decisions.
  • Bachelor's degree in Business, Real Estate, Facilities Management, or a related field, or an equivalent combination of education and relevant experience.
  • Real estate license preferred, or willingness to obtain one within a reasonable timeframe after hire.
  • CPM (Certified Property Manager) or RPA (Real Property Administrator) designation, or active pursuit of either certification, preferred.

Additional Details:

  • The position reports to senior operations and property management leadership.
  • Periodic travel to properties within the portfolio is required.
  • The role involves a combination of property operations, financial management, lease administration, and stakeholder coordination.
  • Physical requirements include sitting, standing, stooping, kneeling, and bending throughout the workday, with occasional lifting of items weighing more than 25 pounds.

Perks:

  • Opportunity to oversee a diverse portfolio of commercial real estate assets.
  • Direct interaction with property ownership groups and senior management.
  • Exposure to property operations, financial performance, tenant improvements, and capital projects.
  • Opportunity to contribute to asset preservation, tenant satisfaction, and long-term property value.
